Principle Construction Corp. recently completed an 879,040-square-foot speculative warehouse in Monee, Illinois in a joint venture with LFI Location Finders International and DeBartolo Development. The building, which was built on a 61-acre site, is just half a mile from the new Amazon e-commerce building on Monee-Manhattan Road.
“Development is still going steady, especially with the recent addition of the Amazon warehouse,” said James A. Brucato, co-owner of Principle Construction Corp. “We expect this to be a high-demand facility. Tenants will be able to reach so much of the country because of its strategic location, within a day’s drive.”
The new building is in LFI’s Bailly Ridge development. The facility has a 36-foot clear height and includes 100 dock positions, 100 future dock positions, 191 trailer stalls, 155 future trailer stalls, 161 auto parking stalls, four drive-in doors, 70-foot speed bays and an ESFR fire suppression system with a 200 HP fire pump. The building also has a ballasted roof system and a substantial storm water detention basin. The east side of the building faces I-57 with good visibility. Principle completed the project in November of 2019.
Brucato served as the principal on the project while Darrin Dehmlow acted as senior project manager and Doug Brucato was the on-site senior project superintendent. The project architect was Harris Architects. Traci Payette and Stephanie Park of CBRE are the agents listing the facility.
