Molto Properties (Molto) will develop two logistics parks totaling more than two million square feet in Minooka and Romeoville. Molto Vice President Kevin Mohoney and Senior Principal Mike Powers will lead the multi-building projects which are slated to break ground later this month.
Minooka Ridge Business Park
Minooka Ridge Business Park, a 110-acre multi-phase logistics park that can accommodate up to 1.7 million square feet of new distribution facilities, will be located at 1001 Midpoint Road in Minooka. Phase I construction includes a 1,159,670-square-foot, cross-dock distribution facility featuring a 40-foot clear height ceiling, 156 truck docks, parking for 264 trailers (expandable to 1031) and 541 cars. The premier regional distribution location provides immediate access to I-80 via the Ridge Road interchange and is five miles west of I-55. Completion is scheduled for Q2 2023.
I-80’s newest park was designed for future expansion on the adjacent 30 acres of land which can accommodate an additional 569,640-square-foot cross-dock distribution facility.
Weber55 Logistics Park
Molto is also developing Weber55 Logistics Park, a two-building logistics park located on 60 acres at the northeast corner of Weber Road and Taylor Road in Romeoville. Building I, a 627,840-square-foot cross-dock distribution facility, will feature 114 exterior truck docks, 40-foot clear height ceiling, 128 trailer stalls and parking for 376 cars. Building II, a 270,000-square-foot single load distribution facility, will feature 56 exterior truck docks, 36’ clear height ceiling, 72 trailer stalls and parking for 258 cars. Located in the heart of the I-55 corridor, the park will offer users convenient interstate access via the newly reconfigured Weber Road interchange. Completion of both buildings is scheduled for the Q2 of 2023.
Molto has retained Colliers’ Jim Estus and Matthew Stauber to market the new projects for lease.
