Pittman Investors, a Carmel, Indiana-based real estate development company, and Scannell Properties, an international commercial real estate developer, are launching the phase-one development of the Pittman Farms site at US-421 and Sycamore Street in Zionsville, Indiana.
The Farm, a 48-acre development, will be a mix of retail and an apartment community at the gateway to the Zionsville community. The Farm will attract restaurants, grocery, medical offices and other retail to serve the growing population of Zionsville and the greater Indianapolis metropolitan area.
Throughout the development, architecture and design will have an evocative farmstead style with a contemporary aesthetic. A restrained palette of neutral tones, limestone, and Corten steel accents brings a sense of quality and authenticity.
The first phase will include land preparation and infrastructure for the entire development, as well as a three-building, four-story, 400-unit apartment development. The apartments will feature best-in-class amenities including a golf simulator, saltwater pool, modern virtual fitness lab, library/work-from-home space with conference rooms, pet spa, bike maintenance room, dog park, covered parking, and an outdoor pavilion reminiscent of the Pittman Farms barn.
Phase one is expected to open in the second quarter of 2025. This phase was designed by Indianapolis-based Delv architects; American Structurepoint; Lynch Harrison Brumleve; Circle Design Group; Context Design; Infinysis; and Minneapolis-based BKV. Indianapolis-based Shiel Sexton Co. will be the construction manager. Project lenders for phase one are Merchants Capital through its parent company Merchants Bank, and Lake City Bank.
