311 South Wacker signs new lease with Convergex

311 South Wacker has signed a lease for 10,000 SF in a new, state-of-the-art, customized “spec suite” with Convergex, a global brokerage and trading firm.

Convergex has been a tenant at 311 South Wacker sinc3e the early nineties and with their lease expiring, started looking for a different type of space not commonly asociated with the classic building. After considering space in the East Loop, they became impressed with the sleek, modern interior of the recently completed spec suites at 311 South Wacker. In 2014, Wright Heerema Architects had designed five spec suites at 311 ranging in size from 3,400-6,900 square feet. These suites are offered fully furnished with Knoll and Herman Miller products using an open design plan with lofted, 12-foot ceilings, lots of glass and upgraded finishes throughout, aimed at high-density users looking for a modern, tech space. Those attributes, coupled with the upgraded infrastructure that is often difficult to find in the Chicago market, shifted the focus back to 311 South Wacker and hey signed a 10,000 square foot, eleven-year deal.

The broker for Convergex is Corey Siegrist from JLL. Brokers for 311 South Wacker are Cody Sundberg and Howard Meyer of Zeller Realty Group.

Corey Siegrist, Senior Vice President at JLL, said that “at the end of the day, a huge part of the decision to stay at 311 was the location. The proximity to both CTA and Metra lines and the fact that they could find a cool, creative space within the building were major selling points.”
