The Chicago office of Hines has announced that 321 North Clark recently received Gold certification under the U.S. Green Building Council’s LEEDfor Existing Buildings (EB) rating system. The property was acquired in April, 2006 by Hines Real Estate Investment Trust, Inc.
With a current Energy Star rating of 83, 321 North Clark is 32 percent more energy efficient than the average U.S. office building. This translates into greenhouse gas reductions equivalent to recycling 2,016 tons of waste instead of sending it to a landfill.
Green features implemented at 321 North Clark include: new low-flow aerators and water closets; efficient LED lighting in the lobby; high-performing green cleaning services; and optional Saturday HVAC requests to minimize heating/cooling when tenants are not occupying their space during the weekend. Additionally, the firm offers its proprietary Hines GREEN OFFICE (HinesGO) for Tenants program, which assists in giving tenants options to reduce their carbon footprint.
321 North Clark is more than 76 percent leased to tenants that include: American Bar Association; and Littler Mendelson. Hines is responsible for managing and leasing the building.
