727 West Madison, the 492-unit luxury apartment building co-developed by F&F Realty, Ltd. and Fifield Cos. in Chicago’s West Loop, has leased up 90 percent of its space. The property, which opened last year, is the tallest building west of the Kennedy.
“727 West Madison is the perfect example of how exceptional architecture, smart floor plans, stunning interior design and well-considered amenities make for a winning combination in attracting residents,” said David Friedman, president of F&F Realty, which owns 727 West Madison. “In a submarket with numerous options for renters, reaching this milestone just over a year after we welcomed our first move-ins is quite an accomplishment for everyone involved.”
With its elliptical shape and 45-story glass façade, 727 West Madison, which is managed by Bozzuto, is recognized throughout the city for its distinctive architecture. The building, designed by FitzGerald Associates Architects, with interiors by Morgante Wilson Architects, has won several prestigious design awards from industry associations and civic organizations. Apartments at 727 West Madison include studio, convertible, one-, two- and three-bedroom residences, ranging from approximately 500 to 1,550-plus square feet, priced from $1,900 to $5,700. An 1,800-square-foot, two-bedroom/two-bath penthouse on the 45th floor is currently on the market and offers more than 180-degree views of the cityscape.
Indoor amenities feature an expansive residents’ lounge and coffee bar, party room with demonstration kitchen, coworking spaces with a business and conference center, a library with a fireplace and a golf simulator. The fitness center includes a wide range of cardio and weight equipment; a yoga, barre and Pilates studio; Wellbeats on-demand fitness classes; four Peloton bikes and a rotation of complimentary “live” fitness classes for yoga, HIIT and core training. Outdoors, residents enjoy a resort-style pool and sundeck with grills and dining areas, and a dog run with access to an indoor dog spa.
On the penthouse level, the Sky Lounge, a membership-based amenity designed by West Loop-based Studio K for exclusive use by the building’s residents, is available for casual relaxation, informal gatherings, private parties and resident events. The space, surrounded by floor-to-ceiling windows, features the highest skyline views available in the West Loop and a rotating selection of local craft beer.
“The apartments and amenities at 727 West Madison were designed to offer residents nearly anything they need, with everything else just steps away in this vibrant urban neighborhood,” said Jon Schneider, senior vice president of Fifield Cos. “In addition, the exceptional service provided by 727’s property management team enhances the resident experience and is a major draw for those seeking the best of a downtown lifestyle.”
