727 West Madison officially opens in Chicago’s West Loop

It’s Chicago’s tallest building west of the Kennedy, and it’s now officially open. Chicago-based development partners Fifield Cos. and F&F Realty, Ltd. celebrated the grand opening earlier this month of 727 West Madison, a 45-story, 492-unit luxury apartment building in the city’s West Loop neighborhood. Apartment leasing began last October 2018 and the building is 70 percent leased.

Designed by Chicago-based FitzGerald Associates Architects, construction on 727 West Madison began in early 2017, with Evanston, Illinois-based Morgante Wilson Architects as interior designer for the residences and most common spaces. Bozzuto is the building’s leasing and property manager. The property offers studios up to three-bedroom residences, ranging from approximately 500 to 1,550-plus square feet, as well as a 45th-floor, two-bedroom penthouse sized at 1,800 square feet.

“Due to its stunning architecture, this development was one of the most anticipated in the West Loop and the city of Chicago, and our grand opening is a celebration of what we’ve accomplished with 727 West Madison,” said David Friedman, president of F&F Realty Ltd., owner and co-developer of 727 West Madison. “Not only have we delivered an exceptional building and the West Loop’s highest amenity space and residence, but we’ve created a gateway to the neighborhood that honors Chicago’s tradition of architectural innovation.”

During the two-day grand opening, guests visited model apartments furnished and decorated by Brianne Bishop Design, Michael Richman Interiors, Cort Furniture and retailer Anthropologie. The two-bedroom penthouse was furnished and decorated by Ethan Allen. Guests also toured the building’s many amenity spaces on the 7th floor, which features a resort-style pool and sun deck, golf simulator, co-working spaces, business and conference center, library with fireplace, coffee bar, resident’s lounge, party room and a fitness and wellness center.

The building also includes a penthouse-level Sky Lounge, a membership-based entertainment showpiece for exclusive use to the residents of 727 West Madison. Designed by Karen Herold of West Loop-based Studio K—the firm behind the design of notable Chicago restaurants such as Girl & The Goat, Monteverde, GT Prime and Maple & Ash—the Sky Lounge occupies almost half of the entire top floor, offering the highest panoramic views of the city from the West Loop.

“727’s height is unmatched in the West Loop, so we wanted a space where residents have the opportunity to enjoy the extraordinary city views that are unique to this building,” said Randy Fifield, chairwoman of Fifield Cos. “We worked through every detail of the Sky Lounge interiors with Karen Herold and her team at Studio K. Karen’s elegant but playful design complements Morgante Wilson’s vision for the 7th floor amenity level and FitzGerald’s distinctive elliptical architecture, making the interiors as stunning as the views of the cityscape.”

Apartments are appointed with plank flooring, contemporary kitchens and oversized windows with views of downtown and, on higher-floor residences, Lake Michigan. Select apartments will feature walk-in closets in the master bedrooms and double-bowl vanities in the master bathrooms. High-speed internet and video are available in all apartments, with the resident’s choice of provider. The building also features a 24-hour on-site concierge, bike storage with repair supplies and an indoor parking garage with 375 parking spaces.
