Jesse Luke of EquiCap Commercial, together with Anne Williams-Blackwell of the Williams Storage Group of Marcus & Millichap closed the sale of Enon Mini Warehouses, a self-storage property at 368 Enon Road in Enon, Ohio.
Enon Mini Warehouses features 229 units with 27,204 rentable square feet on 1.72 acres. Amenities include an on-site office, Rent Plus (stand-alone) Management Software, DigiTech Gate Software, DigiGate 7000 Keypad entry and a two-camera video surveillance system that can be expanded.
First-time buyers from California were attracted to the offering because they own multi-family in the Dayton, Ohio, market. The fact that Enon Mini Warehouses realized a historically high occupancy level, (averaging above 95 percent) despite limited hours of operation, no website, no web-based software and no advertising, was a major factor in their decision to buy the operation.
