Kinzie Builders announced today it has completed construction of Avere on Duane, a $15 million four-story, 48-unit luxury rental building by REVA Development Partners in the Chicago suburb of Glen Ellyn, Ill. Avere on Duane welcomed its first residents this month.
“Developers of luxury rental buildings, like Avere on Duane, have continued to keep our firm very busy in suburban markets throughout the Chicago area,” said Steve Spinell, principal of Kinzie Builders. “It’s not only buyers who have turned their attention to the suburbs during the pandemic, but also renters – they are both looking for more space and access to the outdoors. And though this trend accelerated in the last year, savvy developers like REVA saw an increased interest in suburban living long before COVID-19, which is why we’re seeing completions on these types of buildings just in time to meet heated demand this year.”
Floor plans at Avere on Duane include features like private outdoor space, bedrooms located at opposite ends of the home for separation, dens or sitting rooms for leisure or office space, and in-unit laundry. Apartments range from 868 to 1,615 square feet and offer one-bedroom up to two-bedrooms-plus-den layouts. Upscale finishes include quartz countertops, stainless steel appliances and center islands in the kitchens; quartz countertops in the baths; and luxury plank flooring with 9-foot ceilings throughout the main living spaces and bedrooms. In-unit technology includes high-speed internet access, Latch keyless entry and Ecobee programmable smart thermostats.
On-site amenities serve as an extension of the residences and are focused on comfort and convenience, including a community room with a kitchen and lounge, dog washing station, bike storage, heated indoor parking, a secure package room, and a small private park with a pergola and seating.
Avere on Duane was constructed on six lots covering 1.18 acres that were previously occupied by single-family homes, requiring soil stabilization to prepare for the additional weight of the new multifamily structure. The podium-style building includes an underground precast parking garage, heated by hydronic radiant tubes in the slab, and four stories of wood frame residential above deck. An additional exterior parking lot features permeable pavers for optimal drainage, enhancing the upgraded style of the building’s exterior. This marks the fifth project Kinzie Builders has completed for REVA Development Partners.
Located in the heart of downtown Glen Ellyn, Avere on Duane puts residents steps away from neighborhood offerings like shops, restaurants, the public library, Metra station, and walking and bike trails on the Illinois Prairie Path.
