Pizzuti Companies developing 324,000-square-foot spec industrial building in Columbus market

The Pizzuti Companies and its development partner, Olympus Ventures LLC, have announced plans for Hamilton Road One Distribution Center, a 324,000-square-foot speculative development in Groveport, Ohio. 

Hamilton Road One is a land opportunity in the southeast logistics corridor of Columbus. Located less than 0.5 miles from U.S. Route 33 on Hamilton Road, the site provides access to Interstate-270 and Interstate-70. Immediately adjacent to an existing COTA bus stop, the site benefits from the labor pool in Reynoldsburg, Pickerington and Canal Winchester. 

“Within the current market, the supply of available distribution buildings of this size is extremely constrained,” said Alex Vulic, vice president of development for The Pizzuti Companies. “With regional demand for speculative development growing and limited availability of both land and space, the significance of this development reflects the overall strength of the Columbus market.” 

Situated adjacent to Pizzuti’s recently completed build-to-suit distribution center for StarTech.com, the site features a 15-year, 100-percent tax abatement. 

Featuring 32-foot clear heights, an ESFR fire suppression system, 57 dock doors, four grade doors, 212 automobile parking spaces and future parking for up to 64 trailers, the building offers three separate entry features to accommodate tenants from 40,000-square-feet and up. 

Construction has begun and the development is expected to be completed in December 2021. 

CBRE will provide leasing services for the new development.
