Silver Cross Hospital and Premier Suburban Medical Group, represented by commercial real estate services firm NAI Hiffman, recently broke ground on a new $25 million, 42,000-square-foot medical office building at the northeast corner of LaGrange Road and 171st Street in Orland Park, Illinois. The medical office building is scheduled for completion in 2024.
The two-story, build-to-suit MOB, which will be fully occupied by the two affiliated health providers, will house numerous primary and specialty care services, as well as comprehensive imaging services, an 18-station infusion center, endoscopy suite and after-hours care. Located in the heart of the southwest suburbs, the facility offers proximity to neighboring residential areas in Orland Park, Orland Hills, Tinley Park and Mokena, as well as convenient access to Interstates 57, 80, 294 and 355.
The building will feature a spacious lobby area, covered drop-off area, 178-space parking lot and outdoor landscaping that will incorporate walking paths, benches and sculptures by local artists. The structure’s modern design features oversize windows that will provide abundant natural light and scenic views of the adjacent Orland Grassland, part of the Forest Preserves of Cook County.
NAI Hiffman Executive Vice President of Corporate Services Perry Higa was instrumental in identifying the land for the project and brokering the deal to purchase two sites totaling 10.79 acres from SSM Health. Subsequently, Higa brokered the deal to build the medical office building and worked extensively with Silver Cross Hospital, Premier Suburban Medical Group, the village of Orland Park and other project and community stakeholders to bring the development to fruition.
NAI Hiffman sourced several of the project partners, including Remedy Medical Properties, developer; Leopardo, general contractor; Jensen & Halstead, Ltd., architect; and Kimley-Horn, civil engineering firm.
Silver Cross Hospital has engaged NAI Hiffman for a number of projects since 2004, from developing the 20,000-square-foot, build-to-suit Silver Cross Urgent Care facility at 21205 S. Owens Road in Mokena, Illinois, which opened in October 2021; to listing and purchasing more than 500 acres of land throughout the south suburbs; to leasing over 100,000 square feet of medical office space.
