After breaking ground last month, The Grain, located at 705 Genesee Street in Delafield, is seeing major progress as timbers are on site and ready to be installed.
The $25 million development will feature two, four-story buildings containing 60,000 square feet of office space, 18,000 square feet of retail space and 125 parking spaces. But what makes it especially unique is that it’s the first mass timber project in Delafield.
According to Hendricks Commercial Properties, The Grain is being made using a sustainable construction method that combines solid wood panels and beams to create a strong and versatile structure. The method is an environmentally friendly, low carbon alternative to concrete and steel and will offer tenants a refined space with exposed ceilings and columns throughout. Columns, beams and purlins for the project were sourced from Austria.
Construction is estimated to bring about 300 jobs and another 625 jobs when the project is completed, contributing an additional $320,000 in property taxes each year, according to Hendricks.
Designed by Johnson Design Inc., CCI Corporate Inc. is constructing each of the two buildings on site.
Synthetaic and Midwest Insurance Group were recently announced as the first two users and are expected to move in by Summer 2023.
While it’s the first mass timer project in Delafield, Wisconsin has seen an uptick of this kind in the last few years. In fact, Milwaukee is home to the world’s tallest mass timber construction, Ascent, that opened in Summer 2022.
