The Life Properties, the property management and construction management affiliate of Olive Tree Holdings, announced that the $4 million modernization efforts at The Life at Belhaven Place in Indianapolis is 71% complete.
Final project completion at the 248-unit multifamily community is projected for the second quarter of 2025.
Property upgrades currently underway at The Life at Belhaven Place include select interior renovations to 248 of the community’s residences and upgrades to the office clubhouse. Exterior improvements include new paint, repairs to the community’s roofing, property signage, resident pool, parking lot, sidewalk concrete, children’s playground and dog park.
Additionally, the implementation of a new security camera system and significant landscaping improvements and cleanup have been implemented.
Several sustainable upgrades have been enacted across the property as part of the program, including the implementation of low flow plumbing retrofits across residences and common areas, as well as repairs to the LED lighting across the entirety of the property’s exterior façade.
The Life Properties provides residents of The Life at Belhaven Place with a variety of rental assistance programs that include Stake (cash back rewards for on-time rental payments), Flex (flexible rent payment options) and Lease Lock (a security deposit alternative) to bolster financial stability and housing security for all residing at the community. Moving assistance is also offered to residents via the platform Moved and The Life at Belhaven Place is a pet friendly community.
Built in 2006, The Life at Belhaven Place is comprised of a mix of one-, two-, three- and four-bedroom residences that feature a range of in-unit amenities including black energy efficient appliances, granite countertops, contemporary wood-style flooring, brushed nickel finishes, two-toned paint schemes and private balcony and patio spaces. The community is conveniently located to major area roadways including both I-65 and I-465 and is situated within close proximity to all area shopping, dining and entertainment offerings.
Recently, The Life Properties rolled out their “Water Warriors” initiative following the discovery that nearly 65% of toilets at a Houston property were continuously running due to the natural wearing of the flappers previously in place. On average, a leaky toilet can waste nearly 200 gallons of water per day. Quickly mobilizing, the team was able to make the necessary replacements needed in one week. This initiative is ongoing, and the team is aiming to expand implementation across the Texas portfolio and beyond in the years to come.
Established in 2017, The Life Properties has managed Olive Tree Holding’s lifetime portfolio of over 16,000 units of workforce and affordable housing. The team has managed over 4,400 units of affordable housing across 18 properties and has overseen the allocation of $250 million in capital expenditure funds throughout the lifecycle of 54 investments.
