Colliers has closed the sale of 5740 Decatur Boulevard, a 59,511-square-foot industrial facility on 9.27 acres in the Ameriplex Business Park, a master-planned, 8.8-million-square-foot industrial park in Indianapolis’ Southwest submarket.
The Colliers Midwest Investment Services Team, led by Alex Cantu and Alex Davenport, facilitated the transaction on behalf of Brennan Investment Group and San Francisco-based hedge fund Farallon Capital. A combination of private family offices purchased the asset with a 1031 exchange.
DABICO Airport Solutions, an equipment manufacturer serving the aviation industry, occupies 100% of the facility on a new five-year triple net lease. This key logistics location provides DABICO immediate access to the Indianapolis Airport and the FedEx Air Hub Terminal.
The institutionally maintained and updated facility boasts ample employee parking, six drive in doors, and covered outdoor storage along with many recent tenant improvements, including a new roof. Situated minutes from both I-70 and I-465, the expandable 9.27-acre site provides direct access to Indianapolis’ robust highway system and deep local labor pool.
