KBS signed global insurance brokerage Brown & Brown to a 41,000-square-foot lease at Legacy Town Center, a three-building, 522,043-square-foot Class-A office property in Plano, Texas.
Legacy Town Center is owned by KBS Real Estate Investment III.
According to Giovanni Cordoves, regional president, Western U.S. at KBS, the tenant experience has taken center stage in Texas as companies gravitate toward high-quality, well-appointed office space.
Brett Merz, asset manager of Legacy Town Center and senior vice president and co-director of asset management at KBS, adds that it’s an excellent example of a Class A property benefiting from the flight to quality trend that tenants are seeking in Texas and across the country.
According to the CBRE Office Figures Q2 2025 report, the average Class A vacancy rate declined despite the general upward trend in the broader Dallas office area, with North Dallas leading the way. Year-over-year, Class A rent growth for direct asking rates in Q2 2025 is at 1.7% compared to 1.4% annual growth across all office classes.
