Avison Young facilitated the sale of a 343-acre land parcel in Morris, Illinois, on behalf of the seller, an affiliate of Clarius Partners, LLC.
The property was acquired by Tract for the development of Morris Technology Park, a 2.9 million-square-foot 1GW data center campus. The campus is set to be delivered on an accelerated power timeline, with initial energization targeted for June 2028 and a full load ramp by 2032.
Avison Young Principals Michael Fonda, Adam Haefner and Howard Berry represented the seller in the disposition and assisted with marketing the land for a data center campus of this size.
Greater Chicago remains a leading Tier I data center market, fueled by hyperscale and wholesale expansion. With close proximity to O’Hare International Airport, Morris Technology Park delivers the infrastructure and location these users require, supporting AI training, inference, and cloud applications.
