M/I Homes is set to start work on Benton + Main, its new community of 11 townhomes in downtown Naperville, Illinois, after closing on the land deal for the .82-acre site and receiving city council approval for the development.
Located at the corner of Benton Avenue and Main Street, between Naperville’s downtown district and well-established residential neighborhoods, Benton + Main will offer its residents a highly walkable lifestyle with easy access to vibrant shopping and dining options, popular destinations including the Naperville Riverwalk and Centennial Beach, and the Naperville Metra station.
The 11 townhomes at Benton + Main will feature three brand-new home designs measuring 2,612 to 4,009 square feet. Inspired by elegant city rowhomes, exteriors will have mansard-style rooflines, decorative ironwork and oversized windows.
The four-level designs will offer three to five bedrooms, 3½ to 4½ baths, a private rooftop terrace, basement and rear-entrance two-car garage. Interior finishes include an upgraded level of appliances, flooring and lighting.
Land development for Benton + Main will begin in early March, with expected first deliveries in summer 2027. Pricing will be released with the start of pre-sales, which will be conducted from the builder’s new Studio 640 sales store at CityGate Centre in Naperville.
Homes at all M/I Homes communities come standard with the builder’s industry-leading 10-Year Transferable Structural Warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes are also WHOLE HOME Certified, an M/I Homes designation indicating the builder’s superior approach when constructing homes. Upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upwards of 30 percent on their energy bills. A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 62, considerably lower than other resale homes and other builders in the market.
