More industrial square footage delivering in 2026? CommercialSearch says it’s happening in the U.S.

A rebound in industrial construction in 2026? The United States might see a small one this year, according to the latest research from CommercialSearch’s 2026 Industrial Construction Report released earlier this month.

According to the report, industrial space under construction across the country ticked up 2.3% on a year-over-year basis, with pipelines rebounding across major Midwestern and Southern markets.

CommercialSearch said that Chicago has about 13.6 million square feet of industrial space under construction, ranking fourth in the country by volume. That pipeline represents about 1.2% of the Chicago market’s total industrial inventory.

Across the nation, about 354.1 million square feet of industrial space is under construction, representing 1.7% of the total national stock, CommercialSearch reported.

The Dallas-Fort Worth market stands at the top of the industrial development pipeline, with 28.8 million square feet currently under construction. A highlight is Samsung’s 3.6-million-square-foot semiconductor facility expected to deliver later this year in Taylor, Texas. It is expected that this project will be the largest industrial project delivered in the United States in 2026.

Amazon remains a major player, too, with its planned logistics facilities accounting for seven of the largest industrial projects scheduled for completion this year.
