Kiser Group brokers sale of 78-unit apartment building in Chicago’s Rogers Park neighborhood

Kiser Group Directors Jacob Price and Katie LeGrand facilitated the sale of a 78-unit apartment building at 6748-50 North Ashland Avenue in Chicago’s Rogers Park neighborhood for $11.5 million. The property was acquired by a local owner-operator with an existing portfolio in the neighborhood. 

Originally constructed in 1927, the vintage mid-rise building features prominent Art Deco architectural influences while retaining much of its original character. The property includes 78 units comprising eight studios, 69 one-bedroom, one-bath apartments, and one two-bedroom, one-bath unit.

Interior finishes blend modern upgrades with preserved historic details, including crown molding, keyhole doorways, and retro bathroom tile flooring. Renovated units feature stainless steel appliances, granite countertops, dishwashers, and hardwood or vinyl flooring. Building amenities include a lobby, elevator, laundry facilities, and tenant storage lockers.

The property is situated along the Ashland Avenue corridor, approximately 0.4 miles from the Morse CTA Red Line station, 0.5 miles from the Rogers Park Metra station, and 0.7 miles west of Lake Michigan, providing convenient access to transit and neighborhood amenities.

The transaction closed at 100% of list price with multiple offers and reflects strong investor demand for scale across multifamily assets in Chicago’s North Side submarkets. The buyer was motivated by the opportunity to expand their existing footprint in the area, with the property located near their other neighborhood holdings.
