Holt Lunsford Commercial Investments (HLCI) acquired a 14.4-acre site in Northwest Houston for the development of The Bend at 249, a 191,768-square-foot Class-AA industrial facility.
Located along SH-249 between T.C. Jester and W. Montgomery Road, the site offers direct SH-249 frontage with convenient connectivity to Beltway 8 and I-45. The location positions future tenants for efficient access to Houston’s core distribution corridors and regional logistics networks.
Project Overview
The Bend at 249 will feature a single rear-load Class AA industrial building designed for modern distribution, logistics, and light manufacturing users. The project will deliver first-class amenities including white box warehouse space, 36-foot clear height, upsized power via a 3,000 kVA transformer, two LED lights per bay, drive-in ramps with oversized doors, 44 dock high doors, 61 trailer stalls, four ingress/egress points, and a signalized access point to the truck court. A spec office with direct frontage along SH-249 will provide tenants with visibility and a professional presence on one of Northwest Houston’s most-traveled corridors.
With groundbreaking imminent, HLCI anticipates a mid-2027 delivery. HLCI has retained CBRE’s Faron Wiley, Charlie Herold, and Jett Bush to lead leasing and sale efforts for The Bend at 249; marketing to both prospective tenants and users throughout Northwest Houston.
Market Dynamics
This acquisition marks a continued push by HLCI into the Northwest Houston industrial corridor, one of the most active and supply-constrained markets in the region. Over the past five years, the submarket has absorbed more than 20 million square feet of new occupancy, with vacancy remaining tight at approximately 6.2%.
The Bend at 249 complements HLCI’s nearby development, Par 1960, which recently achieved shell completion. Together, these projects establish a meaningful foothold in a corridor that continues to attract high-quality industrial users.
