Civil engineering firm signs 32,000-square-foot office lease at Triten’s Assembly Park in Plano

Triten Real Estate Partners announced that North Texas-based civil engineering and surveying company SPIARS Engineering Inc. signed a 32,000-square-foot lease at Assembly Park, Triten’s 26-acre, walkable, mixed-use campus in Plano, Texas.

The company cited Assembly Park’s strategic location, accessibility, design and potential for future expansion among the key factors in its selection of the site.

With nearly 25 years in the Plano area, SPIARS is consolidating its two existing East offices into a single location at Assembly Park. The employee-owned firm expects to have approximately 80 employees at opening, with plans to grow to approximately 115 to 120 employees in the coming years. Anticipated hiring includes professional and technical positions across engineering, project management, surveying, CAD design and administrative functions.

Assembly Park continues to attract tenants seeking a differentiated office environment that blends creative office space, unique dining concepts and luxury residences within a walkable, park-like campus. SPIARS cited the campus-style environment, including outdoor green space, walking and biking trails, fitness amenities, dining and gathering areas and community events, as features that will give employees opportunities to connect and recharge beyond their individual workspace. The development also offers flexible workspaces, conference and gathering areas and convenient access to major transportation corridors throughout North Texas. Its mix of uses and adaptable office space provides businesses with an environment designed to support employee engagement, day-to-day operations and future expansion.

SPIARS will occupy Suite 100 at 6200 K Ave. and expects to move into the space in spring 2027. Julee Amparo and Tommy Nelson of CBRE represented Triten Real Estate Partners in the transaction, while Mac Morse and Katherine Pool with Citadel Partners LLC represented SPIARS.
