NAI Legacy expanded its footprint into Texas with the $18.155 million acquisition of a 59,000-square-foot new construction Tom Thumb grocery store at 3400 N. Belt Line Road in Sunnyvale, approximately 15 miles east of downtown Dallas.
The store opened in December 2025 as Sunnyvale’s first major grocery store, anchoring the town’s Gateway Park retail development. It is occupied under a triple-net lease running through January 31, 2046. Tom Thumb is a banner of Albertsons Companies, Inc (NYSE: ACI). NAI Legacy acquired the property through a Delaware Statutory Trust (DST) structure to allow for §1031 exchange investors.
“Our investment thesis and our investors’ appetite pointed us to Texas,” said Spencer Lund, Chief Investment Officer of NAI Legacy. “This property was the perfect place to start: a new construction grocery store, backed by a long-term lease and credit tenant. Not to mention, it’s located in an extremely affluential neighborhood in one of the fastest growing metros in the country. Through our DST structure, we’re able to offer this property to investors as part of a broader strategy built around wealth preservation and tax efficiency.”
The acquisition capitalizes on strong tailwinds across the Dallas-Fort Worth metroplex. Ranked the top U.S. market to watch for two consecutive years by PwC and the Urban Land Institute, Dallas-Fort Worth continues to lead national population expansion. Paired with record metro retail occupancy above 95% and historically low retail development, the region offers exceptionally resilient fundamentals for grocery net leased assets.
