PREMIER Design + Build Group broke ground on a 219,000-square-foot speculative warehouse in Chicago’s southwest suburbs. Known as Fountain Square Facility 5, the new structure is the final development of the Fountain Square Commerce Center, which Bridge Development Partners acquired for for $73.5 million in November 2018.
Constructed of precast concrete and steel, Fountain Square Building 5 will feature 48 docks, two drive-in doors and an early suppression fast response (ESFR) sprinkler system. The site will include parking for 30 trailers and 178 cars on a 12-acre parcel. The building will be constructed to a 32-foot clear height. Fountain Square Commerce Center is in Bolingbrook, Illinois, along the I-55 corridor.
PREMIER will manage design + build services for Fountain Square Building 5, which is slated for completion in March 2020. The firm was also tapped recently to complete multiple tenant improvements in Buildings 2 and 3 at Fountain Square Commerce Center.
“We worked closely with Bridge and the village of Bolingbrook to envision and create spaces that would attract tenants quickly and meet all of their needs,” said PREMIER’s president/owner Alan Zocher.
PREMIER’s Jason Spataro will serve as project manager and Rich Pozzi will serve as site superintendent, working with senior vice president and Midwest market leader Michael Long and senior vice president of field operations Ronald Nelsen. PREMIER is teaming with Cornerstone Architects Ltd. for architectural design services and SPACECO and Structural Resources Inc. for engineering services on the project. Colliers International is handling leasing for the property.
