Colliers International I Chicago’s principal, Mike Senner, and vice president, Ned Frank, have arranged a 119,388-square-foot lease at 4920 S. Central Ave. in Chicago for Concept Laboratories Inc. The innovative designers and manufacturers of personal care and household products will move from 83,091 square feet at 4404 W. Ann Lurie Place in Chicago when the lease commences in February 2019.
For Concept Laboratories, the new space fits within its overall strategy for growth while offering a more functional opportunity. Clear ceiling heights of 24 to 28 feet allow taller stacking heights for product while the building’s central location puts the warehouse/distribution hub within a one-day truck drive of the more than half of the U.S. population.
“The move was a win-win for our client,” said Senner. “We were able to secure a property that could accommodate significant growth while lowering overall cost.”
4920 S. Central is a 461,750-square-foot property featuring 20 exterior docks, 12 interior docks and direct access to the I-55/Central four-way interchange. CBRE’s Matt Mulvihill, Mitch Adams and Cal Payne represented building ownership, Combined Warehouse Company, in the transaction.
