Minneapolis’ Renaissance Square set for renovations, new name

The 140,000-square-foot, skyway-connected building at Nicollet Mall and Fifth Street in Minneapolis, most recently known as Renaissance Square, is undergoing an extensive restoration. To commemorate this, the building’s original name, the Andrus, will be restored in celebration of its first owner, John Emory Andrus.

TriCoastal Group purchased the property in 2018 in a joint venture with The Davis Companies. Through a partnership with Cushman & Wakefield, RSP Architects and Stone Real Estate, the building will be repositioned to enhance its street presence, add retail space and modernize and activate the community spaces.

The scope of the renovation includes a new street-level façade and retail space, a new tenant lounge, an upgraded lobby, a conference facility and other amenities. RSP Architects will manage the design and construction on the 11-story building, which will commence in summer 2018 and is expected to be complete by early 2019. Cushman & Wakefield is providing leasing, property management, engineering and construction management services with a team that includes brokers Mark Stevens and Peter Armbrust, property manager Ryan Moore and construction manager Tom Smith.

Under TriCoastal Group’s leadership, The Andrus name has been restored and a new brand experience has been created to allow tenants and visitors to experience a “classic, refashioned” theme.

The Andrus is currently occupied by tenants such as WSP, Sedgwick, Cue Inc., Genus Technologies, Fastbridge, CBX and DLR Group.
