Earlier this month, F&F Realty Ltd. and Fifield Realty Corp. celebrated the topping off for 727 West Madison, a new 45-story, 492-unit luxury rental tower in Chicago’s West Loop neighborhood. At just under 500 feet, the elliptical-shaped glass high-rise, designed by FitzGerald Associates Architects with Lendlease as general contractor, will be the tallest building west of the Kennedy Expressway upon its completion.

With pre-leasing scheduled to begin this September and first move-ins anticipated in November, 727 West Madison will offer studio, convertible, one-, two- and three-bedroom residences, ranging from approximately 500 to 1,550-plus square feet. Adjacent to the building at its ground level will be 10,000 square feet of retail space. Bozzuto will manage the property.

Evanston, Illinois-based Morgante Wilson Architects designed the building’s interiors, including all its residences, lobby, residential corridors, leasing office and seventh-floor amenity space. West Loop-based Studio K designed the 45th-floor “Sky Lounge,” and model units decorated by Brianne Bishop Design and Michael Richman Interiors will be on display by late summer.
Building amenities include an on-site parking garage with 375 parking spaces; a large sun terrace with pool, spa, cabanas and grilling stations and intimate seating areas showcasing porticos for dining and lounging. Indoor amenities include a fitness club with a yoga, barre and Pilates studio; private massage room; resident lounge with demonstration kitchen; state-of-the-art screening room with surround sound; creative co-working space with business center, conference rooms with presentation screen, work carrels and high-speed Wi-Fi; dog spa and extensive bike storage with supplies, tools and air pumps.
