Marcus & Millichap handles sale of net-leased Will County property

According to Steven D. Weinstock, regional manager of Marcus & Millichap’s Chicago Oak Brook office, the commercial real estate investment services firm sold the Ingram Micro Services Condo. The 0.28 acres of net-leased property in Joliet, IL netted $909,000.

The Ingram Micro Services Condo is located at 1605-1607 Rock Creek Boulevard in Joliet’s Rock Run Business Park. This property has quick access to Interstates 80, 55 and 355. Like other Will County municipalities, Joliet is a great investment location because of its rapid population growth and lower taxes.

Due to the practical configuration and setup, this unit would be an ideal location for a warehouse property. The Ingram Micro Services Condo is a two-story unit, the first floor consisting of 12,400 square feet with approximately 2,742 square feet of quality office space and 9,658 square feet of well-maintained warehouse space. The second story of this unit is a high-quality mezzanine area with concrete flooring above the designated office spaces. In addition, this unit also includes one loading dock, two drive-in doors and 15 designated parking spaces.

Sean O’Brien and Scott D. Harris, investment specialists in Marcus & Millichap’s Chicago Oak Brook office, had the exclusive listing to market the property on behalf of the seller, a private investor. The buyer, a private investor, was secured by Sean O’Brien and Scott D. Harris.
