HSA Commercial to bring orthopedic center to Milwaukee market

Chicago-based HSA Commercial Real Estate has signed a 9,573-square-foot lease with the Orthopedic Institute of Wisconsin as part of a planned redevelopment of the three-story office building at 3077 Mayfair Road in Wauwatosa, Wisconsin.

The Orthopedic Institute will open a 7,125-square-foot flagship clinic in the western portion of the building’s ground level with a patient drop-off area and parking. The institute, which will also use space on the building’s third level for administrative operations, is scheduled to open the new facility in April of 2018 after relocating from an existing office nearby.

Purchased by HSA Commercial in partnership with Innovative Capital Advisors in 2015, the building at 3077 Mayfair Road is located just east of The Mayfair Collection, a 69-acre mixed-use retail, residential, restaurant and hotel project developed by HSA Commercial and anchored by Whole Foods Market, Nordstrom Rack, Saks Off 5TH, DSW, Ulta and more.

HSA Commercial’s redevelopment plans include demolishing the interior improvements on the building’s ground level and creating attractive new vision glass retail storefronts that extend to the perimeter of the building with visibility from Burleigh Street and Mayfair Road. The area below the second-floor window line will be cladded in a backlit slatted wood frame to create an elegant signage band to properly define the entryways for the retail and medical tenants on the ground level. A new covered office entry will also be added to the southern side of the building to provide access to students and teachers of the Milwaukee Career College, which will continue to occupy most of the building’s second and third levels.

Construction is scheduled to start in August with planned delivery to new tenants in early 2018. Chris Thomas of Evanston, Ill.-based TOA Architecture and Urban Design is responsible for the project design, and Itasca, Ill.-based Premier Design + Build will serve as the general contractor. Jim Cavanaugh, senior associate with CBRE, represented the Orthopedic Institute in the lease transaction.
