The Boulder Group recently completed the sale of a single-tenant triple net leased Walgreens property on the southeast corner of West 95th Street and South Pulaski Road in Evergreen Park, Ill.
The property sold for more than $10.8 million.
The sale ranks among the top-five lowest cap rates ever recorded for a Walgreens property priced at more than $5 million, according to Real Capital Analytics.
Randy Blankenstein and Jimmy Goodman of The Boulder Group represented the seller, a Midwest-based developer. The buyer was a Massachusetts-based limited partnership in a 1031 exchange.
