Buyer of The Flashcube office building in Kansas City plans for multifamily conversion

Stencil Group of Sioux Falls, South Dakota, has sold the Executive Plaza Office Building, more commonly known as “The Flashcube,” to Kansas City-based Worcester Investments for $5.7 million.

Completed in 1974, the office building was designed by HOK, and has historic significance as a late modern curtain wall structure with a “slick-tech” glass container design.

The 207,421-square-foot building, located at 710-720 Main Street in downtown Kansas City, is vacant. Worcester Investments plans to convert the office building to 181 residential units. The sale included the adjacent surface parking lot.

Cushman & Wakefield Vice President Gib Kerr and Associate Jeffrey Bentz represented Stencil Group in the transaction.

“We are excited to broker the sale of this landmark property for a $43 million development project that will breathe new life into an otherwise quiet corner of downtown,” Kerr said. “This project is one more example of the transformative effect of the new streetcar line, which stops in front of the property at 7th and Main streets, and played a major role in attracting the developer.”
