Avison Young announced has negotiated a 125,000-square-foot industrial lease at AmeriPlex at the Crossroads at 9401 Georgia St. in Merrillville, Indiana.
The lease is in a new Class-A 279,000-square-foot speculative building being developed by Crow Holdings Industrial and set to deliver next summer.
The space was leased to Midwest Truck and Auto Parts, a 70-year-old truck and auto parts distributor with locations in five states.
Avison Young principal Adam Haefner along with Senior Associate Zeke Rowan and Associate Marty Mikaitis represented the tenant in the transaction. Avison Young will also be the exclusive leasing agents for the balance of the building.
Midwest is expanding into the Northwest Indiana property and anticipates creating up to 150 new jobs by the end of 2024.
The building is situated on a 21.17-acre site on the southwest corner of I-65, a major transportation corridor through the region, and 93rdAvenue. Amenities in the remaining vacant space include 32’ clear height, up to 30 exterior dock doors, 47 trailer stalls, up to 166 car parking stalls, and 100% concrete paving throughout. The building has prominent exposure on I-65 with access to two full interchanges at 81st Ave and 109th Ave.

Locally, this will be the 11th speculative building CHI has developed in the Chicago market since opening its Midwest regional office at the beginning of 2018. Over the last six months, the company has signed five leases totaling more than 500,000 square feet and has recently-completed, Class A space available for lease in several top-tier Chicago submarkets.
