A new mixed-use development could transform a major business corridor in Lansing, Michigan, bringing new life to a former Sears location.
Developer Gillespie Group is working on a new phase in the future development of 3131 E. Michigan Ave. in Lansing. The property, now being marketed as ROECO in honor of its status as a former Sears Roebuck location, could become a regional mixed-use entertainment destination pending the outcome of this next phase.
If this happens, the development could fuel a transformation in the Michigan Avenue Corridor and Lansing’s Eastside neighborhood. Gillespie Group’s project has already attracted attention and investment from local and national sources.
The site was home to a Sears Roebuck for 66 years. Most recently, the site was a temporary host to a COVID testing facility run by Sparrow Health System.
“It’s an exciting time to be in Lansing, as we have met the challenges of the last few years with new projects and developments all over the city and region,” said Pat Gillespie, president and chief executive officer of Gillespie Group, in a statement. “We have incredible momentum, and this site is a great example of that. I’m looking forward to adding new partners as we give this location new life, writing the next chapter together for the future of our city.”
City officials with Lansing say they, too, are excited about the ROECO project.
“For decades, this area of Lansing has been known for unique dining, shopping, and entertainment and the ROECO plan will continue this tradition,” said Lansing mayor Andy Schor in a statement. “I’m always excited to see unique and creative redevelopment projects that will be a magnet for people coming to Lansing, bringing more vibrancy and energy to our city.”
Working with partners at CBRE, Gillespie Group has identified ROECO as a future site for entertainment and dining options. This new development could come as thousands of new housing units are being built across Lansing. ROECO is located in the heart of the region, across the street from new dining, housing and hotel rooms.

We look forward to bringing new and innovative retailers, restaurants, and entertainment concepts to the Lansing market.”
The timeline and final product of this project are subject to change as Gillespie Group finds new partners and makes changes and alterations to the plan along the way.
