Adolfson & Peterson Construction completed the shell construction of The Seam, Asana Partners’ 160,000-square-foot upscale shopping and dining destination in Dallas’ Design District.
Construction began in March 2025 to renovate the former Oak Lawn Design Plaza at 1444 Oak Lawn Ave. The multi-million-dollar adaptive reuse project repurposed the 1970s-built, nine-acre office park into nearly 50 spaces for retail, restaurants, wellness providers and showrooms, set in an open-air environment.
“Bringing this dynamic mixed-use destination to life within Dallas’ Design District has been very rewarding while delivering a high-end product to such a valuable client,” said Tanner Nichols, Senior Project Manager with AP. “We’re proud to partner with Asana Partners, Morris Adjmi Architects as the design architect, and GFF Design as the architect of record to create this leading project that reflects the creativity, energy and continued growth of one of Dallas’ most distinctive neighborhoods. We look forward to seeing the vision fully realized as tenants begin transforming these spaces into a destination for the community.”
AP handled all aspects of infrastructure upgrades and shell construction as well as improving the existing buildings by upgrading facades with new exterior insulation finish systems (EIFS). The project also included an MEP overhaul and structural improvements with the addition of new steel and roof work.
As part of enhancing walkability, AP added various outdoor features, including state-of-the-art lighting, modern hardscapes and softscapes, new curb lines and sidewalk upgrades. Tenants will complete all interior buildout scope, which will include MEP distribution, specialty ceilings if desired, lighting and customized finishes.
“Reaching this milestone marks the moment The Seam starts to come to life,” said Clare Walsh, Managing Partner at Asana Partners. “This team’s craftsmanship gave us a shell that already feels distinct within the Design District, and now our incredible roster of brands can begin shaping their spaces. We can’t wait to welcome the neighborhood in and show Dallas what The Seam is becoming.”
AP has previous experience renovating top mixed-use projects, including the renovation and interior demolition of Dallas’ Knox Park in 2020. Additionally, AP has adaptive reuse experience with the conversion of downtown Dallas’ Santander Tower from several floors of former office space into a luxury apartment development called Peridot Residences. AP created 291 units across 14 floors in phase 1, which was completed in late 2024, with phase 2 under construction adding 105 additional units across five additional floors.
