Avison Young has completed the sale and leaseback of a 56,946-square-foot industrial building at 1310 Kingsland Drive in Batavia, Illinois.
Austin, Texas-based AIC Ventures, an investment fund manager, purchased the property for an undisclosed price. Cast Aluminum Solutions, a thermal solutions supplier specializing in the design and manufacture of custom aluminum cast parts for the semiconductor, medical, industrial and food markets, has occupied the building since 1998 and has committed to the location with a long-term lease. The Avison Young team represented the seller, LV2 Equity Partners, owner of Cast Aluminum Solutions.
The building is a state-of-the-art manufacturing facility featuring an in-house foundry for producing molten metal, an on-site lab for quality testing and a 10,000-square-foot clean room to support semiconductor-friendly standards.
Located on a 7.7-acre site with 112 parking spaces, the building has 22- and 24-foot ceiling heights as well as a 5,000-square-foot mezzanine office space. The building has three docks and one drive-in door.
Avison Young Principals Erik Foster and Mike Wilson, who are both members of the firm’s National Industrial Capital Markets Group, executed the transaction with assistance from Nick Esposito, a Vice-President in Avison Young’s Chicago office.
