Albion Residential, a Chicago metro-based real estate firm, and Koplar Properties, a St. Louis-based, family owned real estate company, unveiled plans for Albion West End, a 293-unit apartment tower in the Central West End neighborhood of St. Louis.
The 30-story tower is being designed by Hartshorne Plunkard Architecture. In addition to apartments, it is expected to include about 340 parking spaces and two ground-floor retail spaces intended for uses like a coffee shop and soft goods. After working with the City of St. Louis as well as the stakeholders in the neighborhood through the planning process, Albion hopes to break ground in the fall of 2022.
The property, anchored at 4974 Lindell on the northeast corner of Forest Park, is owned by the Koplar family, a significant contributor to the Central West End neighborhood for more than 100 years. The family developed the Chase Park Plaza, the Congress and Senate Apartments, Maryland Plaza and the new AC Hotel, among other significant contributions.
Albion West End will feature a 10,000-square-foot lobby, co-working spaces and health-forward features such as a fitness facility that includes spin and yoga rooms as well as a juice bar and an outdoor pool. The rooftop amenity deck will include a sports lounge and stargazing room with stunning unobstructed views.
Unique design features will be found throughout the building, including full walk out terraces for units on the 24th floors, providing additional views downtown and across the street into Forest Park. The project will be impeccably landscaped with raised plaza by its entrance with landscape architecture design led by Hodgson Douglas.
Additional project partners include Stock and Associates as civil engineer and legal support by Husch Blackwell and Lewis Rice.
