Koelbel and Company and GreensSlate are pleased to announce that AlffCo, a national facility services provider, has signed a 64-month lease for 20,396 square feet at Catalyst Omaha, further reinforcing the property’s position as a premier destination for growing and innovative companies.
AlffCo recently relocated its operations to Catalyst and is currently occupying four temporary suites within the building while construction preparations begin on its permanent second-floor headquarters. Once completed, the custom-built space will bring all AlffCo departments together under one roof, creating a centralized workplace designed to support collaboration, efficiency, and continued growth.
“AlffCo’s decision to establish its headquarters at Catalyst reflects the type of forward-thinking organizations the property was designed to attract,” said Dean Koelbel, Vice President at Koelbel and Company. “We’re excited to welcome a company with a strong national presence and look forward to supporting its continued growth in Omaha.”
Prior to relocating to Catalyst, AlffCo operated from two separate office locations, creating challenges for collaboration between departments as the company expanded. The move to Catalyst provides a unified environment that supports stronger communication, faster decision-making, and greater opportunities for teamwork across the organization.
“Catalyst offers exactly what we were looking for—a modern workplace designed for collaboration, flexibility, and future expansion,” said Austin Alff, Chief Operating Officer for AlffCo. “As we’ve experienced rapid growth nationwide, it became increasingly important to bring our teams together in one central location. Having every department on a single floor will strengthen our culture, improve communication, and help us better serve our clients.”
The new headquarters will feature collaborative workspaces, meeting rooms, and modern amenities designed to foster innovation and support AlffCo’s long-term vision. The build-out represents a significant investment in the company’s employees and future operations.
Founded as a national facility services company, AlffCo provides construction, facility maintenance, snow and ice management, landscaping, sweeping, and specialty services for clients across the country. The company’s move to Catalyst marks a major milestone in its continued expansion and commitment to operational excellence.
“Catalyst was created to bring together organizations that value innovation, connectivity, and community,” added Dean Koelbel. “AlffCo’s investment in a collaborative headquarters environment aligns perfectly with that vision.”
Additional tenants at Catalyst Omaha include UNeMed & UNeTech: The technology transfer and startup arm of the University of Nebraska Medical Center (UNMC) and The MedCenter: Research and development wings of the University of Nebraska Medical Center. It is also home to Big Grove Brewery, a large anchor tenant featuring a full brewery, taproom, and dining experience.
