Alterra IOS acquires 11 IOS properties in Midwest, Texas markets

Alterra IOS acquired 11 best-in-class IOS properties concentrated in major industrial and logistics hubs across the United States.

The portfolio spans 31.6 usable acres and includes over 206,000 square feet of warehouse space. All properties are fully stabilized and wholly leased to a national equipment rental company.

The portfolio consists of strategically located assets near critical logistics and transportation corridors in markets including Chicago, Houston, the San Francisco-Bay Area, and Northern New Jersey.  The transaction expands Alterra’s national presence in key markets during a time when strong demand and leasing fundamentals persist across the IOS sector.

The portfolio of IOS sites are located in the following markets, listed in descending order by usable acres:

  • Wharton, N.J. (Northern New Jersey MSA): 4.4 usable acres with 16,620 square feet of warehouse space
  • Cincinnati, Ohio (Cincinnati MSA): 4.4 usable acres with 12,998 square feet of warehouse space
  • Whitestown, Ind. (Indianapolis MSA): 4.2 usable acres with 19,168 square feet of warehouse space
  • Northville, Mich. (Detroit MSA): 4.1 usable acres with 21,280 square feet of warehouse space
  • La Porte, Texas (Houston MSA): 3.6 usable acres with 21,366 square feet of warehouse space
  • Twinsburg, Ohio (Cleveland MSA): 2.8 usable acres with 27,007 square feet of warehouse space
  • Gonzales, La. (Baton Rouge MSA): 2.6 usable acres with 7,895 square feet of warehouse space
  • Northville, Mich. (Detroit MSA): 2.0 usable acres with 49,265 square feet of warehouse space
  • Antioch, Calif. (San Francisco-Bay Area MSA): 1.7 usable acres with 12,220 square feet of warehouse space
  • Joliet, Ill. (Chicago MSA): 1.4 usable acres with 11,650 square feet of warehouse space
  • Bayshore, N.Y. (Long Island MSA): 0.5 usable acres with 6,600 square feet of warehouse space
