Oxford Companies and Crawford Hoying today announced that Arbor South, a 20-acre mixed-use community planned for Ann Arbor’s south side, has received final state approval from the Michigan Strategic Fund Board.
Located at 2845 S. State St., near Eisenhower Parkway, Arbor South is envisioned as a natural extension of the energy, creativity and community that define Ann Arbor. The development will include more than 1,000 apartments and condominiums, including over 200 affordable housing units in partnership with the Ann Arbor Housing Commission, along with 100,000 square feet of ground-floor commercial space, an upscale hotel, parks, green spaces and gathering areas.
“This is an important milestone for the project and a reason to celebrate what Arbor South will bring to Ann Arbor,” said Jeff Hauptman, CEO of Oxford Companies. “Advancing a project of this scale has involved careful coordination and sustained collaboration with the city. Arbor South will provide much-needed housing to Ann Arbor and create a walkable community designed to grow alongside the city for years to come.”
Arbor South was approved via the largest brownfield tax recapture plan in city and county history. It is also the premier project to move forward under Ann Arbor’s new TC-1 zoning ordinance, designed to increase transit-corridor density outside downtown. The approval follows two years of planning, refinement and coordination, with support from city officials and staff, state leaders and project partners.
“Arbor South reflects what is possible when public and private partners come together with a shared vision,” said Jeremiah Thomas, COO of Crawford Hoying. “We are proud to partner with Oxford Companies on a development that will create new opportunities for residents and businesses while complementing Ann Arbor’s distinctive character.”
The project team includes Detroit-based general contractor Sachse Construction, Detroit-based architecture and design firm Lord Aeck Sargent and Ann Arbor-based civil engineering firm Midwestern Consulting. Pre-construction is expected to begin this winter.
