Dallas-based Apricus Realty Capital acquired 8799 Crownhill Blvd., a 53,100-square-foot IOS property situated on approximately 4.3 acres in San Antonio.
The acquisition marks Apricus’ first investment in the San Antonio market and expands the firm’s growing Texas IOS portfolio.
Located immediately adjacent to San Antonio International Airport, the fully occupied property offers direct access to Interstate 410, U.S. Highway 281, Interstate 35 and Interstate 10. The asset features a combination of crane-served warehouse space, maintenance facilities, a concrete storage yard and multiple drive-in loading positions designed to accommodate fleet, construction and industrial users.
Apricus plans targeted capital improvements designed to enhance the property’s functionality and institutional quality while preserving uninterrupted operations for existing tenants.
Apricus strategy focuses on assembling institutional-quality IOS assets across high-growth, supply-constrained markets that serve transportation, logistics, infrastructure, construction and industrial users.
Apricus acquired the property in partnership with ABR Capital Partners, continuing the firm’s programmatic joint venture focused on IOS and infill industrial aggregation.
The San Antonio acquisition is the latest in a series of strategic transactions Apricus has completed over the past seven months. This summer, the firm acquired 11403 N. Houston Rosslyn Road, an 18.56-acre IOS property in Northwest Houston. The fully leased property includes approximately 53,000 square feet of warehouse and service facilities and a large-scale pipe storage and distribution yard.
