ARCO/Murray completes three industrial tenant improvement projects

ARCO/Murray completed three industrial interior improvement projects in the last five months. Combined, the work in Bloomingdale, Bolingbrook and McCook exceeded 162,000 square feet.

The 100,000-square-foot project in Bloomingdale was located at 171 Covington Drive. Improvements included selective interior demolition of existing warehouse, removal of 11,500 square feet of manufacturing clean room space, floor grinding throughout to remove flooring adhesives, tuckpointing masonry joints and painting the precast façade.

The building received a ComEd credit for retrofitting the existing halide fixtures with energy efficient T5 high bay fixtures. During the initial stages of construction, the building played host to the Annual AIRE Trade Show. The tenant improvement was completed on behalf of Venture One Real Estate.

The 60,000-square-foot project in McCook for Pelstar was located at 9500 W. 55th St. Pelstar is the maker of Health o meter® Professional scales. Improvements included a 250 LF demising wall and two new RTU systems. In order to accommodate office functions, 5,500 square feet of existing office space was renovated and 2,500 square feet of new office space was added including a 1,200-square-foot testing lab.

The 2,700-square-foot project in Bolingbrook was located at 1501 Remington. Improvements included a full height 35-foot demising wall and open office plan with restrooms, a 12-person conference room and executive offices. The build-out was completed for an incoming tenant on behalf of CBRE.

ARCO/Murray’s Ryan Lehman was the project manager for the Bloomingdale project, John Cummins was the project manager for the McCook project, and Daniel Pratt was the project manager for the Bolingbrook project. Chris Niedhammer served as the project executive for all three projects.
