Avison Young announced today it has been appointed as the exclusive leasing agent for the 108,231-square-foot office building at 645 W. Grand River in Howell, Michigan. The three-story building is newly named Howell Health Hub.
The Avison Young agency leasing is led by Jacob Zammit, based in the firm’s Detroit office. Zammit will handle leasing efforts on behalf of building ownership, Acquira Realty Holdings, who purchased the building in April 2021.
The property was formerly home to Citizens Insurance and is now undergoing extensive renovations to convert the property from a single tenant office building to a multi-tenant medical office campus. More than $3 million in reconstruction costs were committed to-date, with additional committed capital to fit-out the interior for tenant improvements based on the new tenant’s needs. External façade, atrium, and mechanical improvements began in early August to modernize the building. In addition, the new owner will be delivering a “spec suite” allowing tenants to see the new vision of the building and select their preferred finishes. The property’s critical infrastructure and excess power feed provide a myriad of specialty uses including, surgical, imaging and lab services.
Avison Young will execute a targeted medical tenant outreach strategy and leverage relationships within area wide hospital systems for practices looking to gain entry to Livingston County’s medical market. The team will also directly engage real estate personnel across the major local hospital systems to ensure the site remains top of mind as new initiatives and acquisitions arise. The property is near Trinity Health Livingston and Downtown Howell with food, shopping, and entertainment within less than a mile of walking distance.
