Avison Young has been named the exclusive listing agent for a 2.4-million-square-foot master-planned business park to be developed on a speculative basis in the Indianapolis market. Whiteland Exchange is on a 167-acre land site at the intersection of Interstate-65 and Whiteland Road in Whiteland, Indiana, in the Indianapolis South submarket.
The development will include modern industrial buildings designed for logistics, advanced manufacturing and related uses. Construction began in early June on the initial two speculative buildings of 436,800 square feet and 168,480 square feet slated for delivery in the early first quarter of 2020.
Avison Young Principal Sean McHale and Senior Associate Peter Seoane, both based in the Indianapolis office, are representing the developer, Jones Development Company, a Kansas City-based national development firm with multiple industrial developments around the country.
Whiteland Exchange will provide Central Indiana investment-grade industrial space for lease, sale and build-to-suit opportunities with immediate access to Interstate-65. Additionally, there are several travel plaza options in proximity to the site, which will provide future tenants with a key amenity for this project.
In the Indianapolis South Submarket, Whiteland is located near the convergence of several major interstates including I-65, I-465, I-70 and I-74. More than 50% of all U.S. businesses and key portions of the U.S. and Canadian populations are within a one-day drive of the site.
