Avison Young nabs listing for 73,000-square-foot industrial building in Bensenville

Avison Young has been awarded the exclusive listing for a 73,246-square-foot industrial building located at 800-820 Thorndale Avenue in Bensenville, Illinois.

Avison Young principals Erik Foster and Mike Wilson, who lead the firm’s national capital markets team in Chicago, have been awarded the listing in the highly-active O’Hare submarket. The building is owned by an institutional investor and is located along the western entrance to O’Hare International Airport.

“This asset presents investors with a tremendous opportunity to gain access to the O’Hare market, which is one of the strongest industrial submarkets in the country,” said Foster, practice leader of the firm’s industrial capital markets group. “This property should be in high demand due to its strong tenancy, superior location and the limited supply of product that meets the requirements of institutional ownership.”

The property is located in a prime area for national and regional transportation and logistics companies due to its proximity to O’Hare and Chicago’s major transportation corridors, I-90, I-290, I-294 and I-355. The building is situated within a business park on a 5.56-acre parcel near Route 83 and Busse Road.

The building is 100-percent leased to a strong roster of stabilized tenants. Among the tenants are Gogo LLC, an airline in-flight technology company; Pharmerica, a healthcare supplier; Leman USA, a global transportation and logistics firm; and Black and Decker, a global tool manufacturer.

The building contains about 36,000 square feet of finished office space. Specifics include brick-and-concrete construction with 30-foot by 30-foot column spacing, 25 dock doors, reinforced concrete floors and T8 wiring.
