Avison Young was appointed the exclusive leasing agent for two office properties totaling 295,656 square feet in Houston’s Westchase submarket.
They include 9800 Richmond Avenue, an eight-story 177,397-square-foot building, and 11000 Richmond Avenue, a six-story 118,259-square-foot building.
The buildings were acquired in April 2025 by Beyond Richmond Office LLC, a respected international investment firm headquartered in Irvine, CA. Beyond Richmond Office has entrusted Marti Grizzle, Vice President, and Wade Bowlin, Principal and Managing Director, of Avison Young to lead the leasing efforts for both properties.
Beyond Richmond Office is currently underway on capital improvement plans that entail modernizing the main lobby and bringing in food choices to both buildings including adding a café in the 9800 building. Additionally, there will be co-working space added to the entire seventh floor at 9800 and the entire fourth floor at 11000.
Situated in the core of Westchase, 9800 and 11000 Richmond Avenue boast convenient access to major thoroughfares including Westpark Tollway, Sam Houston Parkway, Katy Freeway, and Southwest Freeway. The properties also benefit from the rich array of dining, shopping, and hospitality options that define the Westchase District.
