Avison Young has negotiated a 42,141-square-foot lease for NOEL Transportation at 4800 S. Vernon Avenue in McCook, Illinois. The third-party logistics company is more than doubling its square footage and will use the space as a regional distribution center for its Midwest operations.
Avison Young principals Chris Lydon, SIOR and Chris Tecu, based in the company’s Chicago office, represented the tenant in the transaction. Cushman & Wakefield represented the building owner.
“NOEL Transportation faced a time-sensitive challenge of relocating and expanding its operations to be more centrally located to its client base,” Lydon said. “In spite of a space shortage in the market, we were able to find and secure a location within a seven-day timeframe, despite the Thanksgiving holiday.”
NOEL Transportation provides 3PL pick-up and deliveries in the Chicago area, as well as over-the-road pick-up and deliveries in Texas. The firm also provides customers with small-scale warehousing and storage. This lease brings the 189,216-square-foot building, which was constructed in 2007 and has 32-foot clear height ceilings, to 100 percent occupancy. The space includes 2,333 square feet of office space.
