Chicago-based Baum Realty Group, LLC recently sold a single-tenant net leased Dollar Tree property located at 905 U.S. Highway 12 in Baraboo, Wisconsin, forĀ $1.51 million. The sales price represents one of the lowest cap rates for a Dollar Tree property outside of California, with less than 10 years remaining on the lease term.
Baum vice presidents Patrick Forkin and Brad Teitelbaum represented the seller, a private developer, in the transaction. The buyer was a private investor out of Minnesota.
Dollar Tree signed a new seven-year lease with no early termination clause, three five-year options and rental increases in each option. The new build-to-suit development sits across the street from Walmart and Menards along U.S.-12, the area’s primary retail corridor.
