Bell Works Chicagoland celebrates groundbreaking of 164 townhomes in Hoffman Estates

Bell Works Chicagoland, a thriving “Metroburb” – or suburban metropolis – that blends offices, retail, dining and hospitality, celebrated the groundbreaking of 164 townhomes on the Bell Works property in Hoffman Estates, Illinois, in partnership with home builder PulteGroup and the Village of Hoffman Estates.

Completion is expected in the third quarter of 2026. 

“Our vision for the metroburb model has always been to create more than just a vibrant hub for work, dining and retail. It’s about fostering a dynamic, all-encompassing community,” said Ralph Zucker, CEO and Founder of Inspired by Somerset Development. “Implementing a townhome component was a natural next step in evolving that vision, providing a unique residential offering that perfectly complements our growing ecosystem at Bell Works Chicagoland.” 

Located on the northeast side of the Bell Works Chicagoland campus, the townhomes will feature three-bedroom layouts with an option for a fourth, three floors of living space and a two-car garage. Conveniently situated near I-90, residents will enjoy easy access to downtown Chicago and O’Hare International Airport, both approximately a 20-minute drive away. The surrounding area boasts more than 30 restaurants within a 10-minute drive, offering diverse dining options.

These luxury townhomes will feature high-end interior finishes, including gourmet kitchens, upgraded cabinetry and stainless-steel appliances. Spacious living areas will boast upgraded flooring, oversized windows for abundant natural light and modern LED lighting fixtures. Bathrooms will include designer vanities, tile flooring and glass-enclosed showers. All the comforts of luxury living will be brought to life with an energy efficient, smart home design backed by an industry-leading warranty program.

Inspired by Somerset Development and PulteGroup have previously partnered on several residential development projects in New Jersey — including Westmont Station, Somerville Station and Fort Monmouth. The Towns at Bell Works Chicagoland will be the organizations’ first time partnering on a development in Illinois.

“The Village is excited to see the continued growth of Bell Works with the groundbreaking of the 164 high-end townhomes,” said Mayor William McLeod, Village of Hoffman Estates. “The addition of these homes, along with the future luxury apartments in the works, will truly transform this property into the ‘metroburb’ we’ve all come to envision.”

Last month, Bell Works Chicagoland announced several new leases including Arjo, a global provider of medical devices and solutions for patient care and mobility and Swing Loose, a golf facility that offers golfers of all ages and skill levels the chance to sharpen their game year-round. The east side of the development is now at nearly 90% capacity, with plans for the start of construction on the west side underway. Meanwhile, a 300-apartment development in the same 20-acre residential district are currently in the approval process.
