The Boulder Group completed the sale of a single-tenant net-leased Shopko Hometown store at 406 Gateway Ave. in Mauston, Wisconsin, for $3.6 million.
The 26,395-square-foot building was built in 2015 and is located off the signalized intersection at Gateway Avenue and Union Street. The intersection sees a traffic count of 29,100 vehicles a day. The property is also less than one-half mile from Interstate-90.
Randy Blankstein and Jimmy Goodman of The Boulder Group represented the seller in this transaction, a real estate institution based in the Midwest. The buyer was a private real estate investor in the Midwest.
There are more than 12 years remaining on the Shopko Hometown lease that expires Oct. 31, 2030. The lease features 3 percent rental escalations every five years and four five-year renewal option periods.
