Bristol Group, Inc. recently completed the acquisition of a 116,140-square-foot single-tenant industrial building located at 1001 N. Mittel Drive in Wood Dale, Ill.
The Class-A industrial facility previously served as the long-term corporate headquarters of Yusen Logistics and was purchased by Bristol Group fully vacant at closing. The property will soon have extensive highway frontage along the western access portion of the Elgin O’Hare Expressway, which is currently under construction. Bristol Group has already commenced an extensive capital improvement plan which will entail large-scale improvements to the building’s entrance lobby, facade, warehouse area and 21,200 square foot corporate office area.
Bristol Group completed its due diligence and funded the acquisition within a four-week timeline. The seller was exclusively represented by Ken Szady, Brian Carroll and Tom Gath of Newmark Grubb Knight Frank in the transaction.
This acquisition expands Bristol Group’s Chicago industrial portfolio, which is comprised of over 1.2 million square feet. Bristol Group also owns the five-building Class A 946,000 square foot Wood Hill Crossing Business Park in Woodridge, Illinois. Bristol Group has retained the brokerage services of Brian Carroll and Tom Gath at Newmark Grubb Knight Frank to market the building to a tenant seeking a high image O’Hare location that will provide the user with strong functionality, as well as a powerful corporate identity.
