Brown Commercial Group has completed the sale of a 31,440-square-foot industrial building at 310-330 Charles Court in West Chicago, Illinois. Vice president of sales, Mike Antonelli, represented both the seller, a private investor, and the buyer, Tag Fitness.
Tag Fitness intends to occupy a portion of the three-unit property while generating rental income from the balance of the building. The company warehouses and distributes fitness equipment to health clubs and home gyms.
“This was a hard-to-find investment opportunity in DuPage County,” Antonelli said. “This buyer secured high quality space for its operations while also gaining the additional space that can be rented out. As the company grows it can expand within the building without having to relocate its operations.”
The building was constructed in 2008 and its three units range in size from 10,293 square feet to 11,274 square feet. Each unit has additional space in the rear for outdoor storage or future expansion of the building. Tag Fitness is moving from a previous location in Aurora to expand its warehouse and distribution capabilities.
